This contribution investigates the territorial role of the Marche villa, particularly in the Piceno area, where the comparison of three typological variants, representative, productive and coastal, reveals distinct settlement logics. Rooted in the mezzadria system, the villa emerges as a landmark on the landscape, articulating relationships and organizing the rural territory, highlighting both its symbolic legacy and its value as an operational tool of territorial planning.
