The chapter analyzed thefragmented regulatory framework of the land registers in Europe. A specific focus is dedicated on the so-called "Autonomie de la volonté” and protection of third parties. The arduous, but necessary, dialogue between lex causae and lex registri; the principle of unity of the applicable law and the protection of the third party are, also, analyzed with specific regard to the role of Article 28 of Regulations 2016/1103 and 2016/1104.
